It seems like one of the easiest ways of getting on the property ladder these days is to buy a new build. There seems to be developments popping up all over the shop and with a percentage of properties dedicated to the Help To Buy scheme, it encourages first time buyers to look at what they have to offer. If that’s the route you’d like to go down, here are a handful of tips for buying a new build.

The beauty of new builds is that you’re always going to get shared ownership and 5% deposit properties which is ideal for first time buyers. If you’re income is low or you’ve not got a huge amount of savings but you desperately want to get on the property ladder then it’s worth asking the estate agent whether there are any Help To Buy properties available.
You know when you buy a brand new car and its value depreciates as soon as you drive it out the showroom? Well a new house is like that. You’re essentially paying a premium for a ‘brand new’ property so just be aware that if you’re on a strict budget, you may get more bang for your buck elsewhere.
New builds aren’t cheap so don’t be scared to try and negotiate. I think it’s a bit of a myth that you can’t be flexible with your offers on a new build although, we had zero room to negotiate as so many other people were interested in our property. Just make sure you do your research beforehand and budget for the asking price just in case.
With our development, they built it in stages which meant if the property you were originally looking at suddenly sells, you have the opportunity to buy the same property off plan in another location. We were originally going to do this so we had more time to save but in the end, we just went in all guns blazing!
We bought our house a few months after it had already been built so unfortunately we didn’t get the opportunity to have a say in any of this but I believe if you buy a property off plan or before it’s completely built, you can choose some of your fixtures and fittings. This can include kitchen worktops, cupboards, tiles, door handles, taps, etc. but it depends on your developer so don’t just assume, you’ll need to ask! It’s a great way of being able to tailor your home to your taste before you’ve even moved in and for no additional cost (although this could change).
With new builds, you get a year from when it was built to report snags to the developer which they will come and fix free of charge. Once you know you’re serious about buying it, you’ll need to jot down any snags you see, no matter how big or small. Whether it’s a door that’s fitted wonky, patchy paintwork or the garden gate doesn’t shut properly, the developer will have to fix it. We had a few major snags which had to be completed before we moved in (as agreed with our solicitor and the housing association) and then as it came up to the snag deadline, we sent off the list to the housing association so they could get the developer to come back and fix them.
Surveyors can also contribute to the snag list (and are the professionals let’s be honest) but it’s up to you if you want to hire an independent one or leave it to the solicitors.
If you move into your property before the whole of the development is complete, it is likely that you’ll have to put up with the sounds of diggers, builders and all sorts while they finish it off. Just be prepared for it as after a few hours it’s can really start to grind on you! And if this sounds like your idea of hell but you’re desperate to buy a new build, ask the sales suite whether they will be replicating the plot so maybe you can look at buying one of the last houses to be built instead!
Do you have any tips for buying a new build?

I still don’t have my own place but it’s something I’ve been thinking about a lot this year. I’d personally love a new build because I like that they’re new (duhhhh) and it’s kinda like a completely clean slate, if that makes sense? Great tips !
Yeah that’s one of the reasons we were keen on buying one!
Great tips and love your dress! x

I hope it all goes well! I’ve got a few other blog posts on buying a house which you may find helpful too ๐ x
Hi Katy. Great tips there, thanks.
In terms of any tips to add, I’d offer 2:
1. Consider using a Lifetime ISA as a vehicle for saving for your house – https://www.moneyadviceservice.org.uk/en/articles/lifetime-isa-faq
2. Linked to your tip on negotiating, keep in mind that it doesn’t have to be all about the purchase price. If the developer won’t budge on price, see if they will throw in free carpets and turf for the garden (it may not seem like much but every little helps!)
The second tip is such a great one! I wish we’d done that!
These tips will definitely come in handy in the future. Thanks much for sharing.

This was really helpful! Iโm currently saving up for a mortgage for my first home and honestly have no idea how anything works, haha! So this was a good read to give me a wee bit of insight into new properties!
Oh don’t worry, we’ve all been there haha! I hope it helped ๐ x
This is such an interesting post! I loved the idea of buying a new build, but my boyfriend was totally against it due to how they’re built and the materials they use or something. It’s a fab feature that you pick the fixtures if you get in early xx

This is so helpful! There seems to be lots of people my age buying new builds and I always wonder how they can afford it but the Help to Buy scheme sounds great!
Yeah the Help To Buy schemes are brilliant for new build houses!
These are super useful especially as myself and my partner are currently looking at houses and buying etc. However, we are actually not too interested in a new build, we want a bit of character and a story with our house โบ๏ธ
Yeah that’s the trouble with new builds, they’re so hard to give character! I highly doubt we’ll buy a new build again for that reason! x
Great tips! There are so many things to consider and the โproblemsโ are often hard to identify, so this might really help many people out!
Thanks Lisa!
I think making a note of any snags is so important- even if you can overcome them it’s good to have it written down on paper sometimes ๐ thank you for sharing x
Definitely! Then you can inform your solicitor of everything that needs sorting before you move in!
Great tips! Especially about writing snags down.
Yes! It’s so important to do that and you’ll thank yourself later!
